Patio Installers Bedfordshire

Porcelain & natural stone patios, block paving and driveways across Bedfordshire & North Herts. Properly built to last.

Patios, Paving & Driveways in Bedfordshire & North Hertfords

Every patio looks good the week it's finished. The test is year five: are the slabs still level, are the joints intact, does the rain run away from the house instead of towards it? The difference is invisible. It's the 150mm of properly compacted sub-base underneath, the full mortar bed instead of dabs, the fall calculated instead of guessed.

JLS Building & Property Development installs patios, paths and driveways across Bedfordshire, Hertfordshire and Cambridgeshire from our base in Biggleswade. We're a family-run construction firm with over 30 years of experience, and we build paving the way we build everything else: to last.

Paving Services

Porcelain Patios

The most popular choice today, non-slip, fade-resistant, almost zero maintenance. Laid on full mortar beds with priming slurry, never spot-bedded.

Natural Stone Patios

Indian sandstone, limestone and slate for a softer, traditional look that suits the older properties across our area.

Block Paved Driveways

Machine-laid or hand-laid block paving on properly engineered sub-bases, with attention to edge restraints and drainage compliance (front-garden drainage rules apply to new driveways. We handle this).

Gravel & Resin-Bound Driveways

Cost-effective gravel with proper containment grids, or seamless resin-bound surfacing for a modern finish.

Paths, Steps & Edging

Garden paths, front paths, and steps that solve level changes safely, often combined with our wider landscaping services.

How We Build a Patio That Lasts

  1. Excavation to correct depth, deeper for driveways than patios, always deeper than the bare minimum
  2. Compacted MOT Type 1 sub-base, laid in layers
  3. Falls set away from the house (1:60–1:80) so water never pools against your walls
  4. Full mortar bed and primed slabs, no hollow corners, no rocking
  5. Jointing with proper compound, not brushed-in sand that washes out by Christmas
  6. Drainage integrated, channels, gullies or soakaways where needed, built by our own groundworks and drainage team

Choosing Your Surface

Porcelain: the current default for good reason. Dense, non-porous, colourfast and nearly maintenance-free: no sealing, algae wipes off, and it shrugs off frost. Costs more per slab and demands more skill to cut and lay (which is where cheap installations fail). Best for: modern schemes, north-facing gardens that stay damp, anyone who never wants to jet-wash again.

Indian sandstone: warm, characterful and the best value natural stone. Each slab varies, which is the charm. It's porous, so expect to seal it and clean it periodically, and buy from ethical, DoP-certified sources. We do. Best for: period properties, cottage gardens, budgets that want natural stone without limestone prices.

Limestone and slate: smoother and more uniform than sandstone with deeper colour, at a higher price. Slate's dramatic when wet; limestone suits contemporary-classic schemes. Both need sealing.

Block paving: the driveway workhorse, also underrated for paths and patio borders. Individual blocks can be lifted and relaid if services ever need access, and permeable variants solve drainage compliance neatly.

Resin-bound: seamless, permeable and modern, excellent over sound existing concrete. Needs a proper base and UV-stable resin; cheap resin jobs yellow and unravel at edges.

Gravel: cheapest per metre and better than its reputation when done properly: weed membrane, containment grids and the right depth. Best for: large areas, side returns, budgets under pressure.

We bring samples to every quotation visit and we'll tell you plainly which surface suits your setting, aspect and tolerance for maintenance, including when the cheaper option is genuinely the right call.

Frequently Asked Questions

Please reach us at jlsbpd@gmail.com if you cannot find an answer to your question.

A standard patio: 4–7 days. A driveway: 1–2 weeks including excavation and curing time.  Most single garage conversions take 3–5 weeks from start to decorated finish.

Not if it's permeable or drains to a permeable area within your boundary. Impermeable driveways over 5m² draining to the road need permission. We design to avoid that.

Porcelain for low maintenance and consistency; natural stone for character and period properties. We'll bring samples to the site visit and give an honest steer for your setting. A well-converted garage typically adds more value than it costs, particularly when it creates a bedroom or office. The main consideration is parking, keeping a driveway space in front usually protects value fully.

Yes, and we'll show you what went wrong underneath the old one before we build the new one properly. Sinking is almost always a sub-base failure.

Yes, steps, low retaining walls and raised patio areas are all in scope, along with fencing and boundary work  to finish the space.

Frequently Asked Questions

Please reach us at jlsbpd@gmail.com if you cannot find an answer to your question.

A single room: 2–4 weeks. A full three-bed refurbishment: 10–16 weeks depending on structural work.

Internal renovation almost never does. Structural changes need building regulations sign-off, which we manage. Listed buildings and conservation areas have extra requirements we'll identify up front.

Yes. It's often the most cost-effective time to do both, since scaffolding, skips and trades are already on site. See our house extensions.

Regularly, refurbishments between tenancies, upgrade works for compliance, and ongoing repairs through our facilities maintenance arm.
