Bedford is about twenty-five minutes from us, and it's the most varied building stock we work across, large areas of Victorian and Edwardian terraces near the centre, inter-war semis beyond them, and modern estates out toward the edges.

Bedford has its own council, Bedford Borough which is separate from Central Bedfordshire covering Biggleswade, Sandy, Shefford and Ampthill. Being in Bedfordshire doesn't mean your application goes to the same place as a neighbour's fifteen miles south, and it catches people out when they move within the county.

Bedford also has more conservation areas than most towns of its size, particularly around the centre and the river. If you're in one, expect closer attention to materials, windows and anything altering a frontage.

The Victorian terraces bring their own considerations: solid walls rather than cavity, shared party walls on both sides, and rear access that's often through the house. All three affect how an extension is built and what it costs, and all three are worth establishing at survey rather than later.
