We offer planned maintenance services and reactive maintenance solutions for offices, warehouses, industrial units, and retail premises. Our goal is to ensure commercial property compliance, keeping your commercial properties safe and operational—whether you need a single reactive callout or a comprehensive planned maintenance program across your portfolio. We are SafeContractor approved and fully insured.
This page addresses ongoing support for commercial property compliance, highlighting the needs of a building that require consistent attention rather than a one-time fix. If you're planning a one-off refurbishment, fit-out, or alteration with a clear start and finish, that falls under commercial works.
We collaborate with managing agents overseeing multiple sites, landlords fulfilling their repairing obligations, and facilities and estates managers who prefer a single point of contact for planned maintenance services and reactive maintenance solutions. Many clients engage us for both projects and maintenance, benefiting from the same dedicated team regardless of their needs.
A programme agreed in advance against your building's assets and statutory obligations servicing, inspections and testing scheduled across the year so nothing lapses and nothing arrives as a surprise. Planned work is cheaper per visit than reactive, and it is what keeps reactive callouts rare.
Response when something breaks, a leak, a failed heater, a door that won't secure, storm damage. Available as part of a contract or on an ad-hoc basis, with agreed response times by priority so you know what to expect before you need it.
Roofing and gutters, brickwork and rendering, doors, windows and locks, floors and ceilings, partitions, decoration and making good. The bulk of day-to-day maintenance, and the work we self-deliver.
Heating, ventilation and air conditioning, boiler servicing, lighting, small power, water services and drainage, delivered through accredited specialist subcontractors we appoint and manage on your behalf.
Statutory inspection and testing that keeps a building legally lettable and insurable, fire, electrical, water and gas. Set out in full below.
Car parks and hardstanding, fencing and gates, drainage and gullies, external lighting, signage, and grounds upkeep where it's included in the contract.
Attend within 4 hours
Anything affecting safety, security or the ability to trade — major leaks, loss of power or heating, insecure premises, storm damage.
Attend by next working day
Faults that disrupt normal use but don't stop it, a failed heater in one room, a door closer, a partial lighting failure.
Repairs and making good that can be scheduled, minor fabric damage, decoration, non-critical replacements.
Contracted clients are issued a direct out-of-hours emergency number at mobilisation, for anything affecting safety, security or the ability to trade — a major leak, loss of power or heating, insecure premises, storm damage. It is answered by someone who already knows your building and what's in it.
We're contactable during normal working hours.
Reactive work is still available on an ad-hoc basis and we'll attend as promptly as the schedule allows — but calls are answered and jobs are booked within those hours rather than overnight or at weekends.
If out-of-hours cover matters for your property, a maintenance contract is what puts it in place.
For most occupied commercial buildings it does, the cost of a unit being unusable on a Monday morning is usually greater than the difference between contracted and ad-hoc rates.
Commercial premises carry legal testing obligations that fall on the landlord, the occupier, or both depending on the lease. Missing them risks enforcement action and, more often, an insurer declining a claim when you need it.
We manage compliance testing as part of a maintenance contract. Specialist work, gas, electrical, fire systems and air conditioning, is carried out by accredited subcontractors we appoint, brief and coordinate. You hold one schedule, one point of contact and one set of records, instead of running relationships with five separate specialists yourself.
Certificates are issued in the specialist's name, as they have to be, and kept in your records alongside everything else we do on the building. When a landlord, insurer or enforcement officer asks you to evidence that a property has been maintained, it is in one place.
Every 5 years for most commercial premises.
Monthly function test, annual 3-hour duration test.
Weekly call point test, six-monthly service.
Annual service and inspection.
Reviewed every 2 years, with monthly temperature monitoring.
Annual, where the premises have gas appliances.
Risk-based, commonly annual in most workplaces.
Containment checks at intervals set by refrigerant charge.
Not every building needs all of these. At the site review we work out which apply to your property and build the schedule around it.
Maintenance contract. An agreed scope across one site or a portfolio, with a planned schedule, defined response times and an agreed rate structure. Suits managing agents and anyone with more than one property to keep on top of.
Call-off arrangement. No fixed commitment, but agreed rates and priority response when you need us. A common starting point for clients who want to test the relationship before contracting.
Ad-hoc. One-off reactive work, priced per job. Often how a longer arrangement begins.
Whichever applies, you get a named contact rather than a general inbox, and job records with dates, work done and any certification issued, so when someone asks you to evidence that a building has been maintained, you can.
Independently assessed health and safety competence — the accreditation most managing agents and estates teams ask for before adding a contractor to an approved list.
Independently vetted and inspected. Registered in England and Wales, company number 16751323, with public liability cover of £5m
We walk the property, list the assets and identify which statutory obligations apply to it.
You get a proposed planned schedule, response times by priority, and a rate structure in writing.
Named contact, reporting route and out-of-hours arrangements agreed before the first visit.
Job records and certification issued as work completes, so compliance can be evidenced at any point.

Either. Plenty of clients start with ad-hoc reactive work and move to a contract once they've seen how we operate. Contracted clients get priority response and planned work at agreed rates.
Emergency call out, someone will attend within 4 hours to make the building safe. Urgent call out, someone will attend by the next working day. Routine call outs, someone will attend within 5 working days.
Yes. Portfolio work across several properties is common, with one schedule, one contact and consolidated reporting rather than separate arrangements per site.
We schedule and manage it. Specialist testing, gas, electrical, fire systems and air conditioning, is carried out by accredited subcontractors we appoint and coordinate, with certificates issued in their name and held in your records alongside everything else.
Contracted clients have an out-of-hours emergency line for anything affecting safety, security or trading. Without a contract we're contactable during working hours only, and reactive work is booked within those hours.
Tell us about the property or portfolio you have in mind and the specific cover you need. We will conduct a site walk to assess your requirements, outline a planned maintenance services schedule, and establish clear response times in writing. Additionally, we'll provide you with a rate structure that allows you to compare it against your current expenses, ensuring you have the best commercial property compliance and reactive maintenance solutions in place.
