Builders in Flitwick

Flitwick is two miles from Ampthill and almost its opposite in building terms. Where Ampthill is Georgian frontages and conservation controls, Flitwick is largely estates built from the 1960s onward, plus a good deal of new build since.

Modern houses are simpler to get permission for and, in one specific respect, harder to convert. It's worth knowing which before you plan.

The good news is that estate housing usually sits comfortably within permitted development for a single-storey rear extension, decent plot sizes, no conservation constraints, and a straightforward application if one is needed at all.

The catch is upstairs. Houses built from roughly the 1960s onward almost always have trussed rafter roofs, factory-made W-shaped frames that brace the roof structure using the whole loft void. They're efficient and cheap, and they make the loft unusable as it stands. Converting one means cutting the trusses out and replacing their structural role with steel or new timber, which is a real engineering job rather than a matter of boarding and a Velux.

It's entirely doable and we do it regularly. It just costs meaningfully more than converting the cut roof of an older house, and anyone quoting a loft conversion in Flitwick without having looked in the loft is guessing.
