Hitchin has some of the best period housing in the county and some of the most awkward kitchens. The two usually go together.

Victorian and Edwardian terraces were built with a narrow strip of land running alongside the back extension, the side return. It's usually too narrow to be a useful garden, often ends up storing bins, and it sits directly next to the darkest, most cramped room in the house.

Filling it in is the single most transformative thing you can do to a terrace. It widens a galley kitchen into a proper room, and with roof lights over the new section it brings light into a space that has never had any. The footprint gained is modest; the difference to how the house works is not.

The considerations are drainage runs, which usually cross the return, the party wall on the neighbour's side, and getting materials through when there's no rear access. All three are solvable and all three want establishing at survey.

Applications go to North Hertfordshire District Council, and much of central Hitchin is a conservation area, so frontage work gets closer attention.
