Letchworth is the only town we work in where planning permission isn't the whole story. Alongside the council, a second body has a say over what you do to your house, and it applies nowhere else in the country in quite this form.

We work across Letchworth on extensions, kitchens and bathrooms, and renovations, on Garden City stock and later housing alike.

As the world's first Garden City, Letchworth is administered in part by the Letchworth Garden City Heritage Foundation, which operates a Scheme of Management over many properties in the original estate area.

In practice that means two separate approvals for a lot of work. Planning permission from North Hertfordshire District Council where it's needed, and Scheme of Management consent from the Foundation, which can cover things planning wouldn't touch at all, including external alterations, materials, boundary treatments, and in some cases fences, walls and front garden changes.

The two run on separate timescales and separate applications. Approval from one is not approval from the other, and the most common problem we see is people budgeting time for the council and not for the Foundation.
