Sandy is five minutes from us,  the closest town we cover, and one where we've recently taken a whole property back to bare and rebuilt it.

Most builders talk about extensions. Just as often what a house actually needs is everything done at once: rewiring, replumbing, new bathroom, new kitchen, floors, plaster and decoration, in a sequence that doesn't have one trade undoing another's work.

A full renovation is a different job to an extension, and it's mostly a sequencing problem. First fix has to happen before plastering, plastering before flooring, flooring before kitchen units, and the bathroom generally wants finishing early so the house stays usable. Get the order wrong and you pay for the same work twice.

It also tends to be the point where a property's real condition shows up, old wiring, failed damp courses, floor joists that have been notched to death by whoever ran the pipework in 1978. We survey for that before quoting rather than discovering it in week three.

Sandy sits under Central Bedfordshire Council. Most internal renovation work needs no planning permission at all, though building regulations apply to electrics, drainage and any structural alterations.
