A bathroom is the smallest room in the house and somehow the easiest one to get wrong. Waterproofing, falls to drains, ventilation, electrics in wet zones, the details are unforgiving, and mistakes hide behind tiles until they become ceilings coming down. That's why our bathroom installations are run like proper building projects, by a family firm with over 30 years of experience.

What "Fully Managed" Means for a Bathroom

 Every JLS bathroom includes strip-out and disposal, first-fix plumbing and electrics, tanking/waterproofing to wet areas, fitting of sanitaryware and brassware, wall and floor tiling, ventilation, lighting, heating (including underfloor if wanted), and decoration. Building control certification is included where required. One quotation, one schedule, one team, typically 2–3 weeks from strip-out to handover for a standard bathroom.


Because we're builders first, jobs that scare fitting-only firms don't scare us: moving a soil pipe, replacing rotten joists found under an old shower tray, or reboarding walls that turn out to be blown. It's all handled in-house without renegotiating the job.

From our Biggleswade base we fit bathrooms throughout the region. In north Hertfordshire we regularly work for homeowners in Hitchin, where Victorian terraces often mean reconfiguring tight upstairs layouts to fit a modern family bathroom. The Decisions That Make a Bathroom Last

 A bathroom's lifespan is decided by choices most people never see discussed:


Waterproofing is not optional. Tiles are decorative; the tanking membrane behind them is the waterproofing. Every JLS shower enclosure and wet zone is tanked with a proper membrane system before a single tile goes on. It adds a day to the job and a decade to the bathroom.


Ventilation kills mould before it starts. An undersized extractor fan is why bathrooms grow black corners. We size extraction to the room, duct it properly to outside (never into the loft), and wire it to run on after you leave, the small detail that keeps grout white for years.


Wall-hung or floor-mounted.Wall-hung toilets and vanities look sharp and make cleaning trivially easy, but they need robust framing built into the wall, exactly the kind of job that suits a building firm rather than a fitter working with whatever wall exists.


Underfloor heating earns its keep here. Bathrooms are the one room where electric underfloor heating almost always justifies itself: modest cost at installation, warm tiles every morning, and it frees the wall space a radiator would occupy, often enough space to fit the larger shower you actually wanted.


Choose fittings for parts availability. The unbranded shower valve saves £150 today and becomes unrepairable in six years. We steer clients toward brands whose cartridges and spares will still exist when something eventually drips.


You won't see any of this in the finished photos, but it's why our bathrooms still look right ten years on.

 A standard bathroom: 10–15 working days. En-suites and cloakrooms: 1–2 weeks. Wet rooms slightly longer due to tanking and screed drying times.


 If it's your only bathroom, we sequence the work to keep a working toilet available every night and reconnect washing facilities as fast as possible, usually only 2–3 days without a shower.


Usually, yes. Most bedrooms over 3.5m in one dimension can give up space for an en-suite. Drainage routes are the deciding factor and we'll assess them at the site visit.


Either way. We supply through trade merchants at good prices, or fit what you've chosen yourself.
