1. Site visit and scope.We walk the property with you, discuss what you want, and flag anything structural you should know about before you commit.
2. Itemised quotation. A fixed, room-by-room breakdown, no vague day rates, no surprise extras.
3. Sequenced programme.Renovations live or die on sequencing. We schedule strip-out, first fix, plastering, second fix and decoration so trades never trip over each other.

5. Snagging and handover.We walk the finished house with you and don't sign off until you do.
Much of Bedfordshire's older housing stock, the Victorian villas around Bedford's town centre, inter-war semis in Biggleswade and Sandy, rewards renovation generously. These are solidly built homes that convert beautifully to modern open-plan living once rewired, insulated and reconfigured. We do a lot of this work for clients in Bedford.
For single-room and phased renovations, most clients stay in the house and we seal off work areas room by room. For full strip-back refurbishments, moving out for the core 6–10 weeks is usually cheaper overall because the team can work faster without working around a household. We'll give you an honest steer either way at quotation stage, sometimes the answer changes the programme, and it's better to know before you start.
It's the question behind most renovation enquiries, so here are the actual numbers. Moving to a bigger or better house in our area typically costs 8–12% of the new property's price once you count stamp duty, agent fees, legal costs, surveys and removals, money that buys you nothing physical. On a £450,000 move, that's £35,000–£55,000 gone before you've changed a single thing about how you live.
Put that same money into the house you already own and it buys a new kitchen and bathroom, a reconfigured ground floor, full redecoration and a meaningful chunk of a rewire. You keep your street, your neighbours, your school catchment and your mortgage rate, and most of the spend comes back in the property's value rather than disappearing into transaction costs.
Renovation isn't always the right answer. If the house is fundamentally too small and can't be extended, or the location itself is the problem, moving wins. And some older properties hide expensive surprises, failed wiring, damp, structural movement, that shift the maths. That's why our first site visit includes an honest structural once-over: we'd rather tell you about the problem before you commit than discover it together after the walls are open.
What we won't do is talk you into the bigger project. Roughly a third of our renovation enquiries end with us recommending a smaller scope than the client expected, because a firm that's been trading on reputation in one town for thirty years can't afford to oversell, and doesn't need to.
