East of the A1, the countryside changes pace, and so does the housing. Village plots often have the space town gardens don't, which makes single and two-storey extensions, and outbuilding projects, especially rewarding here. Conservation areas in both Potton and Gamlingay centres need the right approach to design and materials, and we'll flag that at the first visit.

Bigger plots mean bigger outside jobs: long fence runs, patios and paving , driveways, land drainage for heavy clay, and fencing and boundary work that has to stand up to open-field exposure.

We're the opposite, Potton is barely ten minutes from our yard, Gamlingay fifteen, and the villages between are on roads we drive every week. Site visits, deliveries and aftercare all work exactly as they do for our Biggleswade clients, because functionally you are our Biggleswade clients.
Rural and period work punishes shortcuts, so it's worth saying plainly how we handle it.
Survey before promises.Older buildings keep secrets, mixed construction from centuries of alteration, timbers where you'd expect brick, floors that follow the ground rather than the level. Our first visit is a proper look, not a doorstep guess, and our quotation reflects the building you actually have.
Breathability matters.Solid-wall cottages manage moisture by breathing. Sealing them with the wrong modern materials, cement renders, impermeable paints, badly chosen insulation, traps damp and creates the very problems it was meant to solve. We specify appropriately for the building's age: the right insulation approach, ventilation that works with the house, and repairs in compatible materials.
Character is the asset.Original floors, beams, fireplaces and joinery are why these houses are worth more than their square footage suggests. We renovate around the features worth keeping and reproduce details where they've been lost, which is where having our own carpenters, rather than whoever's available, genuinely shows.
Straight answers on consents.Both Potton and Gamlingay have conservation areas, and listed properties dot the villages. We'll tell you at the first visit what needs consent, what doesn't, and what the realistic timeline looks like, before you've committed to anything.
Rural practicalities handled.Private drainage, oil heating, overhead supplies, access along narrow lanes for deliveries and skips, the logistics of village work are familiar, planned for, and priced in rather than discovered.
It adds up to the same promise we make in town, adapted to buildings with more history: fixed price, one point of contact, no surprises that a proper survey could have caught.
