Structural Alterations in Bedfordshire

Most of the homes in our area were designed for a way of living that no longer exists: separate kitchen, separate dining room, front room saved for Sundays. The single most transformative project we do is also one of the most technical, taking out the walls between those rooms and creating the open, light-filled space families actually want.


JLS Building & Property Development carries out structural alterations across Bedfordshire, Hertfordshire and Cambridgeshire: load-bearing wall removals, steel beam installations, chimney breast removals and new structural openings. Structural Work We Carry Out

Load-Bearing Wall Removal


The classic kitchen-diner knock-through. We arrange the structural engineer's calculations, install proper propping, fit the steel or concrete lintel, and make good so you'd never know the wall was there, except for all the extra space and light.


Steel Beam (RSJ) Installation


From single beams over a new opening to complex multi-steel arrangements with posts and padstones for large open-plan schemes and house extensions.


Chimney Breast Removal


Ground floor, first floor or full-stack removal with gallows brackets or steel support designed by an engineer, freeing up surprising amounts of room in Victorian and 1930s homes.


New Openings & Enlarged Doorways


Widening doorways, creating serving hatches into kitchens, adding openings for bifold or French doors to the garden.


Structural Repairs


Cracked lintels, failed bay window supports, undersized joists and settlement repairs, diagnosed and fixed properly.

How a Structural Alteration Works With JLS

  1. Site visit: we assess what's load-bearing, what's not, and what's feasible.
  2. Structural engineer's design: we arrange calculations through engineers we work with regularly (or work with yours).
  3. Building control application: submitted and managed by us.
  4. The work: controlled propping, careful demolition, steel installation, fire protection to the beam, and making good of plaster, flooring and decoration.
  5. Completion certificate: the paperwork that matters when you sell the house. Never skip this; unauthorised structural work is one of the most common problems flagged in property surveys.
  6. A standard single wall removal is typically a 3–5 day job on site. Combined schemes, say a knock-through plus a full kitchen installation, run 4–6 weeks as one managed project.

Where We Work

Structural alterations are a core part of our workload across the whole region. We do a lot of knock-throughs and chimney removals for homeowners in Bedford (link to /builders-bedford), where the town's large stock of Victorian and Edwardian houses lends itself beautifully to opened-up layouts. At the other end of the housing spectrum, we work for clients in Milton Keynes, reconfiguring 1970s–90s estate homes where removing a single wall often transforms the entire ground floor.

What Actually Drives the Cost of Structural Work

Two knock-throughs that look identical from the sofa can differ in price by thousands. Here's what moves the number, so our quotations make sense line by line:


Span and load. A 3m opening in a single-storey wall needs a modest steel; a 6m opening carrying a floor, a wall above and part of the roof needs a much heavier section, possibly a post, and pad foundations under the bearings. Steel is priced by weight and complexity, and the engineer's calculations, not guesswork, decide what's required.


What's above and around.Removing a wall under a bathroom means working around soil pipes and water; a wall containing the gas run or consumer unit cabling means rerouting services before demolition. We survey for all of this up front so it's in the quote, not in a phone call halfway through.


Access for the steel. A 5m beam has to physically get into your house and up onto the padstones. Straightforward through French doors; more involved through a Victorian front door and a dog-leg hallway, where beams are sometimes spliced with bolted connections designed by the engineer.


Making good. The cheapest quotes stop at "steel installed." Ours include fire-boarding the beam, plastering, flooring where the wall stood, skirting continuation and decoration, because an opening isn't finished until you can't tell where the wall was.


The paperwork. Engineer's fees and building control charges are included as line items, never surprises.

 Rule of thumb: walls running perpendicular to floor joists, and walls with walls directly above, usually carry load. But never rely on rules of thumb. We confirm on site before anything is priced.


 Yes, supported with engineer-designed steelwork or gallows brackets. Full-stack removal including the roof section is also an option.


Yes. Cracks, sagging floors and failed lintels are all assessed on site first. Sometimes the fix is smaller than you fear; we'll tell you either way. Structural repairs often surface during home renovations, and handling both together saves money.


Internal structural work doesn't need planning permission, but it always needs building regulations approval. We handle it.


  

Demolition is dusty by nature, but we seal off work areas, protect floors and clean daily. Most clients stay in the house throughout.
