What a Garage Conversion Involves

  A garage was built to keep rain off a car, not to keep a room warm, so a proper conversion is more than boarding out the walls:


  • Infilling the garage door opening with a matching brick wall and window (or French doors), on new foundations where required
  • Floor build-up: damp-proof membrane, insulation and screed or timber floor to bring the slab up to house level
  • Wall and ceiling insulation to current building regulations
  • Heating, electrics and lighting: radiators extended from your existing system or electric alternatives
  • Plastering, flooring and decoration to match the rest of the house

Building regulations approval is required for any garage-to-habitable-room conversion, and we manage the whole process including the completion certificate you'll need when selling.

Garage Conversions Locally

A garage conversion looks simple, four walls already exist, but turning a non-habitable space into a habitable room triggers a specific set of building regulations requirements, and this is where DIY and cut-price conversions get caught out at resale.


  • Thermal performance: walls, floor and ceiling must be insulated to current standards. A single-skin garage wall typically needs an insulated stud lining; the floor build-up adds membrane, insulation and a new deck or screed.
  • Damp-proofing: garages often lack a proper damp-proof course, or have one lower than the house. We tie new DPCs and membranes into the existing structure correctly.
  • Structural check on the door opening: the lintel above your garage door was specified for a door, not always for the new brick infill and window below it. We verify and upgrade where needed.
  • Ventilation and fire escape: habitable rooms need opening windows sized for escape, plus background ventilation.
  • Electrics and heating: new circuits certified, heating extended and balanced.


We notify building control, host the inspections, and hand you the completion certificate at the end. That certificate is the difference between a conversion that adds value and one your buyer's solicitor flags as unauthorised works, a genuinely common problem with garage conversions done informally over the years. If you've bought a house with exactly that problem, we also carry out regularisation works to bring old conversions up to standard and get them certified retrospectively.

  Most single garage conversions take 3–5 weeks from start to decorated finish.


Usually not, most garage conversions are permitted development. Exceptions: some newer estates (common in parts of Milton Keynes) have planning conditions requiring garages to remain as parking, and conservation areas need checking. We verify this for you before quoting.


 A well-converted garage typically adds more value than it costs, particularly when it creates a bedroom or office. The main consideration is parking, keeping a driveway space in front usually protects value fully.


Yes, detached conversions make excellent offices, gyms and annexes. Running services (power, water, drainage) to the building is the main additional cost, and our groundworks team handles that in-house.
